House on the Rock - Luxury self catering holiday cottage - Pittenweem - Fife

1. The cottage is available for a maximum of eight named occupants and this cannot be exceeded.

2. A non-refundable deposit of 25% of the week’s rental is required at time of booking with the balance to be paid in full a minimum of four weeks prior to start of hire.

3. In the event of the cottage being booked within six weeks of the holiday start date the full amount is payable.

4. The period of hire begins at 4pm on day of arrival, unless agreed by prior arrangement.

5. On day of departure guests must vacate the property at 10am, unless agreed by prior arrangement.

6. The cottage is strictly no smoking.

7. Bedding, towels and kitchen lined are provided for weekly lets. A washer/dryer is available for guest use.

8. Gas and electricity are included.

9. Breakages are payable in full.

10. Use of the property is at the hirer’s own risk. No liability shall fall on the proprietor for injury to the occupants or for loss of personal property belonging to the occupants.

11. There is guest parking adjacent to front door for two vehicles.

12. Facilities are not suitable for young children.

13. Well behaved dogs are allowed with prior permission. However they should not be left alone in the cottage. If you would like your pet to sit on the furniture please bring a blanket to cover it.

14. If the booking is cancelled prior to the full balance being paid only the deposit is forfeited. If the property is cancelled on or after this date every effort will be made to re-let the cottage. If this is successful all monies paid excluding the deposit will be refunded. If however this is unsuccessful no monies will be refunded.

15. All guests are strongly recommended to take out holiday cancellation insurance.

16. If for any reason beyond our control the cottage is unable to be provided all monies will be refunded in full to the hirer. The hirer will have no further claim against the proprietor.

17. You will at all times maintain the property and its contents in the clean and tidy condition as you accept at the start of your holiday.

18. Any guests found not complying with these terms and conditions will be deemed to be in breach of contract and the proprietor reserves the right to demand the immediate withdrawal of said guests.
